Terms & Conditions

Contract

J J Farm Services Ltd as Owner of the cottages, arranges short term holiday lets under the title of Manor House Cottages. The contract for the letting of the property is between J J Farm Services Ltd and the Client. Any issues arising under the Contract should be addressed to J J Farm Services Limited as the Owner of the property. The Contract will be entered into and becomes legally binding when J J Farm Services Ltd issues the confirmation form and the contract is at all times subject to all the booking conditions. The Client should check the confirmation form carefully and notify J J Farm Services Ltd immediately of any discrepancies or mistakes.

Payment

A deposit of 40% of the rental fee is payable immediately upon making the booking, if the booking is made more than 8 weeks before the start of the rental. The balance shall be payable 8 weeks before the commencement of the rental. The booking will not be confirmed until the deposit is received. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Client. For bookings made less than 8 weeks before the commencement of the rental the total fee is payable. All payments shall be made to JJ Farm Services Limited.

Cancellation

Any cancellation made by the Client for whatever reason shall be in writing and addressed to Manor House Cottages at the address on the Booking Form. On receipt of the notice of cancellation, Manor House Cottages will use its reasonable endeavours to seek to re-let the property for the period of the booking. If Manor House Cottages succeeds in re-letting the property for the whole period is shall refund all the monies paid, less an administration fee of Ł25.00 per booking. If Manor House Cottages only succeeds in re-letting the property for part of the period booked, it shall refund an amount equal to the money paid by the Client less a) the full rental for the period whih is not re-let and b) the administration charge of Ł25. If Manor House Cottages is unable to re-let the property at all, then all monies paid by the client shall be forfeit to Manor House Cottages. Manor House Cottages recommends that the Client arranges separate holiday insurance, to include cancellation cover.
